A BREEAM ‘Excellent’ rating for a new urban development

The client

The Brentford Project is a new mixed-use development that’s revitalising a historic West London area. SOL Environment supported the developer, Ballymore, with BREEAM assessment services during Phase 1 of the project.

Ballymore is a private property developer specialising in urban regeneration. The Brentford Project is a mixed-use development that’s already bringing new life to the historic Hounslow waterfront. With residential, commercial, leisure and employment uses, the project is all about creating community – and opportunities – while preserving Brentford’s unique charm.

The project includes the restoration and repurposing of the Grade II*-listed St Lawrence’s Church, the renovation of the Workhouse Dock, and the creation of new walking routes alongside the canal. A vibrant high street with a range of chain and boutique retailers will attract footfall, as well as creating new jobs for local residents.

The challenge

The new development was required to achieve a Building Research Establishment Environmental Assessment Method (BREEAM) score of Excellent: the second-highest ratings category. This meant that it needed to demonstrate extremely strong performance across a range of interconnected criteria. These encompassed different aspects of ecological value, climate change adaptation, resilient design, quality of life, and carbon emissions reduction.

The process

As the sustainability consultants for the Brentford Project, SOL Environment were involved in Phase 1 of the development. It was our job to provide BREEAM assessment services for all the non-residential components of the project. As licensed BRE assessors, we worked closely with Ballymore to ensure that the development met all criteria for a BREEAM Excellent rating.

The outcome

After a thorough and intensive process, our joint aim was successful. The Brentford Project development has been awarded a BREEAM score of Excellent, testifying to its ability to combine forward-looking sustainability, environmental preservation, and improved quality of life.

The project is now in Phase Two, and hundreds of residents have already moved in, along with a steady influx of retailers. The Brentford Project has attracted considerable recognition in the sector, and was named Development of the Year at the 2024 PROPS awards.
